La Vega Baja remains the most attractive region for foreigners looking for a  second home in the province and, in particular, its two most populous municipalities, Torrevieja and Orihuela, lead this segment  of the  real estate market, which moves billions of euros to the Costa Blanca every year. So much so that these two places alone account for more than a third of all international client transactions. , which are formalized in demarcation, according to the latest data provided by the Notary College of Valencia.
 
Thus, of the 23,920 properties purchased by foreigners in the province between January and September, up to 4,854 were located in the municipality of Torrevieja.  A figure that represents an increase of 96% compared to the same period last year, and 57% more than before the pandemic. The growth is significantly higher than the average for the province as a whole, which was 69% and 46% respectively over the same periods.
 
 
Thus, the salt city consolidates as the main international market of the Costa Blanca and does it, in addition, in a double way. On the one hand, thanks to the loyalty of Swedish tourists, who for sixty years – when the one who is considered the first residential tourist of this nationality in the area, Nils Goebel – have had their main colony in Alicante in this city. In the first nine months of last year, they purchased 787 houses in Torrevieja, becoming the largest foreign buyers in the municipality.  
 
 
And, on the other hand, the city was also one of the most affected by the huge growth of German customers that occurred throughout the Costa Blanca, to such an extent that it became the second with the highest volume of operations in the municipality, with a total of 484.
For its part, Orihuela remains second in this classification, with 3,396 house sales by foreigners between January and September, up 85% from 2021 and 43% more than before the pandemic. In this case, however, the most numerous customers, and at a considerable distance, were the British, who participated in 823 operations.  according to data collected by notaries. Like the Swedes in Torrevieja,  the British are a very loyal clientele for real estate agencies in the area, with numerous specialized agencies, followed by  the Belgians, with 504 acquisitions in orihuela's term. 
 
Outside of Vega Baja, only Alicante manages to make some shade to the previous two in terms of market volume, although the profile of the largest foreign buyers in the capital is very different. So, until September, 2,231 home sales to  citizens of other countries  were recorded  in the provincial capital,  but in this case the statistics were kept by Algerians, with 308 transactions. Figures reflecting as purchases of those who immigrated from the Maghreb country to work,  and those citizens of a certain purchasing power who aspire to have a second home outside their country. They are followed by  the Russians with 182 operations and the Ukrainians with 177.
Already outside the podium, populations like Calp are emerging, with 804 transactions (74% more than in 2021);   Santa Pola, from 766 (+92%);   Habia, from 748 (+59%);   Dénia, with 719 (+40%); and Benidorm with 585 sales in the analyzed period, an increase of 88%.
 
 
Information from notaries also makes it clear the sidereal distance that exists between  the hinterland  and the coast in this business, and this is one of the reasons why the recovery of the province's real estate has always remained at two speeds since the bursting of the bubble. Thus, compared to the almost 5,000 houses that foreigners bought in Torrevieja,  only 127 transactions of international clients have been concluded in Elde.  and in Alcoy, about 113 to give examples of a population of similar size. In addition, in this case, the most numerous nationalities are Romanians and Moroccans, which indicates that they are economic migrants who have nothing to do with residential tourism.
